A reliable boiler is the backbone of a comfortable home. But how do you know when repairs are no longer worth it and replacement is the smarter call?

1. It’s over 15 years old

The average boiler lifespan is 10–15 years with regular servicing. Beyond that, efficiency drops and parts become harder to source.

2. Heating bills are rising

Older boilers run at much lower efficiency than modern A-rated units. If your gas bills have crept up without a change in usage, the boiler is likely losing efficiency.

3. Frequent breakdowns

One breakdown a year is normal. More than that suggests the boiler is living on borrowed time - and emergency call-out costs add up quickly.

4. Yellow or orange flame

A healthy gas flame is blue. Yellow or orange means incomplete combustion, which can produce carbon monoxide. This is a safety issue - call a Gas Safe engineer immediately.

5. Strange noises

Banging, kettling, or clunking sounds often indicate limescale buildup, a failing pump, or air in the system.

6. Rooms take a long time to heat

Reduced heating performance points to an inefficient heat exchanger or circulation issues.

7. Visible corrosion or leaks

Rust around the boiler or persistent leaks near joints are a sign the casing is failing. At this point, repair costs rarely justify the outlay.
